A unique private island consisting of 1.18 acre situated in the heart of Channel Caye Range. The island is long and narrow and faces the East to the Great Barrier Reef yet protected by natural lagoon within this island range. The island surrounding waters is great for mooring, excellent views of emerald green Caribbean Sea. Riversdale village is only 7.5 miles to from the island by boat or around 20 minute boat ride. Placencia Village is approximately some 30 minutes away by boat.

A few years ago the island was selectively cleared and a small portion was filled but will require further development. The owners had cleared an area in the past and some of the photos show the clearing but the island has recovered all its greenery. There are large black mangrove trees on the island which means the island has some good building grounds.

There are a few high spots on the east part of the island where one can commence building while developing the rest of the island. A deep channel is about 200 feet or thereabout from the east shores of the island. Opening this channel gives access to deep water but can build a pier and will be able to secure fill for filling the island.

The island is located in the Channel Caye Range which is south of an area known as Saddle Caye Range. There are a few islands in the Channel Caye Range that have been developed. The area is great for fishing, snorkeling off the property and diving and the Great Barrier Reef is under 6 miles from the island.
