Many Secret Beach parcels still rely on solar power, rainwater collection or septic systems, and utility coverage varies street by street. No one privately owns the first strip of up to 66 feet from the high-water mark; Belizean law reserves it as national land for public use. Docks, piers or structures in that strip need Ministry of Natural Resources permission. Factor this into plans for beach clubs or rentals.
