The property is only accessible by boat and has no road access and the only feasible access is by boat unless the Port of Magical Belize build a road to the west of the property which is part of their plan up to now. The property is a short 10 to 15 minute boat ride from Old Belize Marina/Kukumba Beach. The Sibun River is a couple hundred feet south of the 31.43 acres where you have great fishing grounds in the river. There are interconnecting water ways through channels, lagoons and rivers that you can take to; either can reach Belize City by boat which would take approximately 30 minutes or you can take southern water ways to Northern Lagoon, Southern Lagoon and Manatee River where one can enjoy the flora and fauna including bird and crocodile watching. The Great Barrier Reef is approximately 16 miles from the property where you have beautiful island and deep sea fishing and diving. Indeed this area has great potential and one can exploit with the right vision.
Because the Sibun River is due south and because there is a small creek known as Sibun Creek couple of miles north, the water coloration is grey because of the Silt coming out from the river and creek. However, right in front of the property there is a sand bar that on low tide about 100 feet of sandy bottom is exposed. One must build a pier extending at least 100 feet out of the property in order to get water deeper than 3 feet. This unique beachfront property can be developed into nice private residential development and being so near to the Old Belize Marina makes it attractive for boat lovers in general. One can also open a day tourism operation to cater for the day tourism from the cruise ship.
One must be self-sustainable as there is no electricity available near the property and going “GREEN” such as using Solar Power would be the ideal way to go. Water can be collected in water cisterns from the roof of homes and could be filtrated/purified and the rain water quality is excellent for drinking as there is virtually no air pollution in Belize. An artesian well may not work as the area would have more brackish-water which then will require some type of reverse osmosis or desalination system to make the water drinkable. With regard to sewerage there are some great environmentally friendly prefabricated septic system that can be transported to the property and placed on the ground and then a soak away system would need to be built. With regards to garbage you can use the organic garbage for compost, the non-bio-degradable garbage could be bagged and taken to Belize City for disposal but the least harmful ones may be burnt.
