Itza Resort – Long Caye, Lighthouse Reef Atoll

This operational eco-tourism island dive resort is located on Long Caye, situated inside the Lighthouse Reef atoll in Belize, the most remote and pristine atoll in the Western Hemisphere. Itza Resort is a 1 to 1.5 hour Boat Ride from Belize City. Fligts to  Belize are of 1-3 hours from Miami, Dallas, Charlotte, Houston. Long Caye itself is an ecologically conscious development. Most of the Caye has been put into permanent preserve. Itza Resort is in a prime location and situated on four beachfront lots at the centre of the Commercially-zoned land adjacent to the Main Pier.

Itza Resort is the destination of choice for many global divers and travellers given its proximity near the Great Blue Hole and Halfmoon Caye. This full service  24 room dive resort is constructed of local hardwood in a very attractive and extremely sturdy post and beam style of construction. Essentially all rooms are oceanfront, 12 rooms have private baths and balconies, and 12 smaller rooms share balcony and 4 bathrooms. There is abeachfront, licensed, covered restaurant and bar with seating for 70+ people. The Lodge also has a large facility room for meetings and events, broadband Satellite internet and US dial tone (via VOIP) for communications.

Itza is the “Anchor” Resort of the entire Atoll. It is getting increasing traffic from “sail-in” customers at the Lodge, Bar and Restaurant. Itza Lodge has only been open for two years. Occupancy is seasonal to Belize, but diving, fishing and other water sports activities should allow new owner to fill the Lodge in the summer off season as well. Occupancy over the first two years has averaged below 20-25% due to minimal marketing and no advertising from the current owners. New owners should expect to be able to double or triple the occupancy and raise prices at the same time. The grounds of the resort are well cared for and have a variety of trees, both of the jungle as well as various fruit trees, these vegetation attracts a diverse native and migratory bird species year round and particularly making Long Caye an extraordinary environment for birding.
