You can search by property type, city, neighborhood, budget, and financing availability, or by lifestyle features like beachfront, waterfront, rental management, and turnkey readiness.
Our goal is simple: one place where you can find ‘all of the Belize Real Estate for sale.’ We also help with the big decisions around relocating and retiring, with guides on Belize, Ambergris Caye, moving, retiring, and financing. For Belize property owners, developers, and agents, we provide brokerage-style visibility to US-based and international buyers. We were established in 2014, have closed dozens of deals, and have over 4,000 listings, with new ones added every day.

About the Owner – Grant Kenneth
I washed up in San Pedro in May 2011 after a perfectly respectable life in Orange County: a few businesses, a decade in real estate and mortgages, and enough Southern California traffic to last several lifetimes. Belize offered better water, worse Wi-Fi, and a real estate market that looked like fifty separate islands pretending they were one country.
Two years in, I met a Belizean woman who made the whole “maybe I’ll stay” idea look inevitable. We dated for a year, married in 2014, and a year later added a son. She already had a five-year-old daughter, which turned two people into a family of four faster than sargassum crosses the reef.
I started with web design and online marketing because that was the opening the island actually had. Dozens of sites later, the SEO was working. The local listings were not. Agents weren’t sharing. Buyers were hopping from site to site like tourists looking for the last working ATM.
In 2014 an independent San Pedro agent asked for a website. I pitched something bigger: one place to see all Belize listings instead of fifty. That became Belize Real Estate MLS 1.0. I built the site and the search traffic. He handled sales. About eight years later, he retired, I took the keys, rebuilt the whole thing, and put on the agent hat too. You’re looking at version 2.0.
California taught me the business. Belize taught me why the listings needed a better map.
