The area in Rocky Point is flat sandy area almost build from a sandbar mixed sugary white sand with broken reef/shells/rocks in the general area. Most of the areas along the coastline are low lying in some areas that have a beach berm then dropping to low area. This area in my opinion has great potential but will require time and work!
The property sits in the middle of what it looks like a moving sandbar that enters into the Shipstern Lagoon. During the months between November and January when the North winds blow the sandbar is exposed and most of the property is dry and one could walk out into the sea on exposed sand. The owners build a +45 feet x+-45 feet base for a foundation and some photos showed this structure above sea level which would proof the property being dry during November to January. This property will require to be filled and some type of sea wall needs to be constructed on the seaside to prevent any erosion.
Rocky Point is approximately some 17 miles north from Leonardo Decaprio island Blackadore which will be developed into a world class destination. San Pedro Town, Ambergris Caye is approximately some 22 miles away from the property by boat. The Great Barrier Reef is approximately 25 miles away where there is great fishing, snorkelling, diving, etc.
