What do the attorney fees cover?
Your Belize attorney handles the title search, drafts and reviews the transfer documents, set up and manages Escrow, and files everything with the Land Registry, and their fee typically runs 1% to 2% of the purchase price. Smaller transactions carry a minimum in the range of $1,500 to $2,500 because a modest lot still needs the same title work as a pricey one.

Belize uses a public land registry, and a proper search confirms there are no liens, disputes, or overlapping claims before your money moves. Can holding the property in an IBC lower the cost?
Yes and No. Yes, if the authorized shares are larger than the issued shares. No, if it is simply a straight transfer of shares. Beyond the rate, some buyers use a company structure to simplify a future resale, since the shares can transfer rather than the land itself.
An IBC is not right for everyone. It adds setup and annual maintenance costs, so the math only favors it above a certain price point or for specific ownership goals.
