
Short answer: Belize Real Estate MLS is a privately owned listing platform and brokerage for property for sale in Belize. It is not a government database or an official multiple listing service; Belize has none. The site gathers listings from many brokerages and owners in one searchable place, and buyers still verify each property through their own attorney.
Is there an official MLS in Belize?
Short answer: No. Belize has no government-run or industry-wide multiple listing service, and real estate agents are not licensed by the state. Listing websites that use “MLS” in their name, including this one, are private platforms. Treat any listing as marketing information until a Belize attorney has checked the title and the seller.
In the United States and Canada, an MLS is usually a database run by a group of licensed brokers who agree to share listings and commissions under common rules. Belize does not have that structure. There is a voluntary trade group, the Belize Real Estate Association (BREA), but no mandatory licensing for agents, which is why we recommend checking references and track records before you work with anyone. “Belize Real Estate MLS” is therefore a brand name. We use it because the site’s goal is the same as an MLS: one place to see as many Belize listings as possible instead of visiting dozens of separate agency websites.
What is Belize Real Estate MLS?
Short answer: It is a real estate listing platform and marketplace focused only on property for sale in Belize. The site says it was established in 2014, has over 4,000 listings, and covers homes, condos, land, farms, islands, resorts, businesses, commercial and luxury property and new developments, searchable in one place.
Our About the MLS page describes the business as a listing platform that aggregates a broad inventory of Belize real estate across residential, commercial, hospitality and investment categories. Its business model combines property listings, seller acquisition, buyer inquiries and brokerage-style marketing for owners, developers and agents who want exposure to US and international buyers.
The site is owned by Grant Kenneth, who moved to San Pedro in 2011. In 2014 he built the first version of the site with an independent San Pedro agent who handled sales. About eight years later that agent retired; Grant rebuilt the platform and now also works as an agent. Where do the listings come from?
Short answer: Listings come from three main sources: other Belize real estate brokerages that add their listings, owners who sign an exclusive or non-exclusive listing agreement with us, and developers. The site says it co-brokers with agencies that hold a valid trade licence, are registered for GST and are registered with Belize’s Financial Intelligence Unit.

The company’s certificate of incorporation, trade licence and BTIA (Belize Tourism Industry Association) membership are listed on the same page.
What the site does not claim is that every listing has been independently inspected or title-checked. Prices, sizes and descriptions come from the listing agent or owner. Listings can also go under contract or sell before they are updated. That is normal for listing portals, and it is why every serious offer should go through an attorney’s title search.
How do buyers use the site?
Short answer: Search by property type, city, neighborhood, budget or features such as beachfront, seller financing or turnkey rentals. Save or compare up to four properties side by side, then send an inquiry. We confirm the listing is still available, arrange viewings or video tours, and coordinate with the listing agent and your attorney through closing.

Buyers do not pay us a fee to search or inquire. In Belize the seller normally pays the agent’s commission, and the buyer pays closing costs such as stamp duty and their own attorney (Belize real estate attorneys Wrobel & Co.).
How to read a listing on the site
Each listing shows the asking price, property type, location, size and the features the listing agent provided, along with photos and, for many properties, video. A few things are worth reading carefully:
- Price. Belize property is normally priced and paid in US dollars. Check whether a price is per lot, per unit or for the whole property, and whether furniture, boats or a business are included.
- Status labels. Tags such as “Price Reduced!” or “Financing Available!” come from the listing information. Seller financing terms are negotiated case by case, so ask for them in writing.
- Size. Land is usually shown in acres or square feet. Ask for the survey plan, because marketing descriptions sometimes round numbers or describe the whole development rather than a single lot.
- Location. Neighborhood names on Ambergris Caye and elsewhere can cover large areas. Ask for the exact parcel location or GPS pin before you travel to see it.
- Rental figures. Any income figure is the seller’s or agent’s estimate. Ask for actual booking records and expenses before relying on it.
If anything on a listing looks wrong or out of date, tell us. Because listings come from many sources, buyer reports help keep the site accurate.
Questions to ask before making an offer
- Is the property still available, and are other offers pending?
- Does the seller hold a Land Certificate, a deed of conveyance, a strata title or company shares?
- Is there a current survey, and are property taxes paid up?
- Who will hold the deposit, and on what conditions is it refundable?
- For rentals, are licences from the Belize Tourism Board in place, and what are the real occupancy figures?
- What are the association fees and rules, if it is a condo or a planned community?

How does listing a property work?
Short answer: Owners can sign an exclusive or a non-exclusive agreement. The site lists an exclusive commission of 6% plus GST on sales over US$150,000 and 8% plus GST below that, including photos, video, signage and email promotion. A non-exclusive listing costs 8% only if we find the buyer, with fewer marketing services.
According to our Why List with Us page, an exclusive listing includes a market value assessment, professional photos, a walk-through video, a for-sale sign, a featured spot on the site, an email to the site’s subscriber list and social media posts. If another agent brings the buyer, the commission is split and the seller still pays the same rate. The page’s example: a US$250,000 sale at 6% is US$15,000 plus 12.5% GST of US$1,875, a total of US$16,875. Legal and other closing costs are separate.
Is it safe to buy a property you found on a listing site?
Short answer: It can be, if you treat the listing as a starting point. Hire your own Belize attorney, get a title search and written title opinion, keep deposits in an attorney’s or bank’s escrow, and get a current survey. Never wire money to anyone because a listing or email asks you to.
