Short answer: Yes, you can buy or sell property for sale by owner (FSBO) in Belize. No law requires a real estate agent, and agents are not licensed. What you cannot skip is the legal work: each side should have its own Belize attorney, the buyer’s attorney must search the title at the Land Registry, money should move through escrow, and the transfer must be lodged within a month of signing. A seller who goes FSBO saves the agent commission but takes on pricing, marketing and screening buyers.

Is it legal to sell property by owner in Belize?
Yes. The US State Department 2026 Investment Climate Statement says there are no laws governing real estate brokers or agents in Belize and no training or certification is required to buy or sell property. Owners can sell directly. The Belize Real Estate Association (BREA) says it is working with the government on a Real Estate Bill, and as of November 1, 2026, no bill had been tabled in the National Assembly. BREA’s co-chair told local media in October 2026 that the proposed Real Estate Agents Bill could bring licensing, training, codes of conduct and penalties for agents, and that the draft was still in its early stages (Greater Belize, October 2026). Nothing published so far would stop owners from selling their own property.
The legal steps are the same with or without an agent. The Land Registry in Belmopan records every transfer of land, declared or undeclared (Ministry of Natural Resources Land Registry).
What does a FSBO seller save, and what does it cost?
The main saving is the commission. In Belize the seller normally pays the agent, and the rate is not set by law (Expat Focus). Published guides put residential commissions at about 6% to 8% and raw land at about 10%, as summarised in our guide to what Belize real estate agents charge. On a US$325,000 property, the median asking price on our site on October 12, 2026, a 6% to 8% commission is US$19,500 to US$26,000.
A FSBO seller still pays:
| Seller cost | Typical amount | Source |
|---|---|---|
| Seller’s own attorney | Often from about 2% of the sale price | Expat Focus |
| Land tax arrears | Must be cleared; the Registry requires a zero-balance tax statement | Land Registry deed-lodging requirements |
| Mortgage payoff, if any | Must be discharged so the buyer gets a clean title | Your attorney |
| Marketing | Photos, signs and listing fees you choose | Your choice |
| Capital gains tax in Belize | None | Wrobel & Co. |
| Stamp duty | Paid by the buyer, not the seller | Expat Focus; Stamp Duties Act |
Your home country may tax the gain, so check with your own tax adviser.
How do you price a FSBO property in Belize?
Pricing is the hardest part, because Belize has no public database of sold prices. The US State Department 2026 Investment Climate Statement notes there is no public access to a multi-listing system. Your best guides are current asking prices for similar properties and a professional valuation.
Our Belize real estate statistics page and Q4 2026 Belize market report show what similar properties ask. On October 12, 2026, the 3,247 active listings on our site had a median asking price of US$325,000. By type, land had a median of US$175,000 (1,387 listings), homes US$470,000 (759) and condos US$405,000 (484). About 15% of listings were under US$100,000 and about 41% under US$250,000. Medians vary a lot by area: US$197,450 in Corozal, US$319,000 on Ambergris Caye and US$575,000 in Placencia.
Remember that stamp duty is charged on the price or the market value, whichever is higher (Stamp Duties Act). A realistic price helps the buyer, because an assessment above the contract price raises their tax bill.
What are the steps to sell by owner?
- Gather your papers. Land Certificate, Transfer Certificate of Title or deed; survey plan; land tax receipts; and company documents if a company owns the property.
- Hire your attorney first. Ask them to check your title, confirm taxes are paid and draft or review the sale agreement.
- Set the price using comparable listings and, if possible, a valuation.
- Market the property with clear photos, the title type, lot size and an honest description.
- Screen buyers. Ask for proof of funds before long negotiations.
- Sign a written agreement with a deposit held in an attorney’s escrow account.
- Let the buyer’s attorney search the title and raise any questions.
- Close. Sign the transfer, the buyer pays stamp duty, and the attorney lodges the documents at the Land Registry within 1 month (3 months if signed abroad) (Land Registry deed-lodging requirements).
If the buyer or seller is a non-resident, the transfer needs prior written notice to the Central Bank of Belize, and the Land Registry TCT requirements list exchange control permission among the documents for a TCT transfer. Foreign sellers who want to send sale proceeds abroad should talk to their attorney early: the US State Department 2026 Investment Climate Statement says foreign investments must be registered with the Central Bank to make later repatriation of funds easier.
What should a buyer check on a FSBO property?
Buying directly from an owner can work well, but there is no agent in the middle, so your attorney is your main protection. Before you pay anything:
- Hire your own attorney, not one suggested by the seller, and confirm them with the Bar Association of Belize contact (Office of the Ombudsman).
- Match the seller to the title. The name on the register or deed must match the seller’s passport or ID. If a company owns the land, check that the signer can act for it.
- Search the title for mortgages, cautions and liens at the Land Registry (Ministry of Natural Resources Land Registry).
- Survey the boundaries. The State Department lists poorly conducted surveys among Belize’s title risks (US State Department 2026 Investment Climate Statement).
- Pay into escrow only. Never wire a deposit to a private seller’s personal account.
- Budget closing costs. A foreign buyer pays 8% stamp duty on the value above US$10,000 plus an attorney fee of about 1.5% to 2% (Mikhail Arguelles & Associates). See Belize closing costs.
Our Belize real estate scam checklist lists the red flags to watch for.
Can a FSBO sale include seller financing?
Yes. Owner financing is common in Belize, especially for land. The buyer pays a deposit and monthly instalments, and the contract says when title passes. Have both attorneys agree how the seller’s interest is protected, for example by keeping title until the final payment or registering a charge. Read Belize seller financing explained and cash versus seller financing.
When is an agent worth it?
FSBO suits sellers who live in Belize, have clean paperwork, and own a property that is easy to price, such as a lot in a busy subdivision. An agent may earn the commission if you live abroad, own a high-value or unusual property, or need buyers from overseas. Belize agents are not licensed, so check references and BREA membership, and read how to verify a real estate agent in Belize.
