Closing costs in Belize usually add about 10% to the purchase price. Most of that is the 8% stamp duty that foreign buyers pay. The rest is your attorney’s fee (typically 1–2%) and a small registration fee. This guide breaks down each cost, who pays it, and what ownership costs after closing, so you can budget the real total before making an offer.

What will closing cost on top of the purchase price?
Plan for roughly 10 percent of the purchase price in total closing costs. Most of it is the government stamp duty, with attorney fees and registration making up the rest. Some quotes count only the legal and registration side, so always ask exactly what a quoted closing cost includes before you sign anything.
Here is how the pieces typically stack up on a standard foreign purchase:
| Cost | Typical amount | Who pays it |
|---|---|---|
| Government stamp duty (transfer tax) | 8% of value above the first US$10,000 | Buyer |
| Attorney fees | Usually 1% to 2% of purchase price, often with a minimum fee | Buyer |
| Land registration / title recording | Small fixed government fee | Buyer |
| Inspection | Varies by property; get a written quote | Buyer |
The single biggest line is stamp duty, so that is where most of your budgeting attention should go. To run these numbers for a specific price, use the Belize closing cost calculator.
What is stamp duty and who pays it?
Stamp duty is Belize’s property transfer tax, and by local convention the buyer pays it. Foreign purchasers pay 8% on the value above the first US$10,000, under the Stamp Duties Act, Chapter 64. It is charged on the higher of the agreed price or the market value assessed by the Lands Department.
The rate structure was set by the Stamp Duties (Amendment) Act, 2017: the first US$10,000 is exempt, Belizean citizens, Belizean companies and qualifying CARICOM nationals pay a lower rate, and other buyers pay 8%. The exemption is set in Belize dollars by law, which works out to US$10,000, not US$20,000.
One detail that trips people up is the valuation. If you negotiate a great deal below market, the government may still base its 8% on the higher assessed figure. This is why an accurate valuation matters, and it is one of the first things we check with you before you make an offer.

What do the attorney fees cover?
Your Belize attorney runs the title search, drafts and reviews the transfer documents, sets up and manages escrow, and files everything with the Land Registry. Fees typically run 1% to 2% of the purchase price, and many attorneys charge a minimum fee on smaller purchases because a modest lot needs the same title work.
You want a lawyer doing a full title search regardless of how clean the property looks. Belize uses a public land registry, and a proper search confirms there are no liens, disputes, or overlapping claims before your money moves. Our guide on how to check property title in Belize explains what that search covers. We can point you to attorneys buyers have used, and you are always free to bring your own.
Can holding the property in an IBC lower the cost?
Don’t count on it. Since the Stamp Duties (Amendment) Act, 2024, stamp duty also applies to transfers of stock or shares, so buying the company that owns the land is no longer a simple way around transfer tax. Whether a company structure saves anything depends on how the deal is set up, so confirm with your attorney first. Some buyers still use a company for other ownership or estate-planning reasons.
An IBC is not right for everyone. It adds setup and annual maintenance costs, so the math only favors it above a certain price point or for specific ownership goals. Talk it through with your attorney and, if it’s part of a retirement or investment plan, look at how it interacts with financing. We cover the money side in how to finance Belize property, Belize seller-financing properties explained, and buying with a self-directed IRA.
What does it cost to own after closing?
Ongoing costs are modest. National land tax is 1% of the land’s unimproved value, set by the Ministry of Natural Resources from a schedule based on location and size. Properties inside towns and cities also pay an annual property evaluation fee to the local council. Belize does not levy capital gains tax on a property sale. Your home country may still tax the profit, so check with your own advisor.
Foreigners can buy titled private property in Belize with no residency requirement, according to the US State Department 2025 Investment Climate Statement. Foreign buyers cannot acquire national leased land, and non-residents must give the Central Bank of Belize prior notice of a land purchase. Frequently asked questions
How much are closing costs when buying property in Belize?
Budget roughly 10 percent of the purchase price for total closing costs. The largest piece is the 8% government stamp duty for foreign buyers, followed by attorney fees of 1% to 2% and a small registration fee. We’ll give you the exact figure for a specific property before you make an offer.
Who pays the stamp duty in Belize, the buyer or the seller?
By convention in Belize, the buyer pays the stamp duty. This differs from countries where the tax is split or negotiated between the parties. Foreign buyers pay 8% on the property value above the first US$10,000, under the Stamp Duties Act, Chapter 64.
Does buying through an IBC really save money?
Not reliably. Since the 2024 amendment to the Stamp Duties Act, transfers of shares are also subject to stamp duty, and a company adds setup and annual maintenance costs. It only makes sense where a company structure fits your ownership plan, so have your attorney run the numbers with you first.
What are the annual property taxes in Belize?
Ongoing taxes are low. National land tax is 1% of the unimproved land value, assessed by the Ministry of Natural Resources, and properties in towns and cities also pay an annual property evaluation fee to the local council. Belize does not charge capital gains tax on a property sale, though your home country may.
