Short answer: Yes. On October 19, 2026, Belize Real Estate MLS had seven turnkey rentals for sale in Hopkins and Placencia, from a US$162,800 Hopkins studio condo to a US$1,995,000 Placencia beachfront villa. Each comes furnished and set up for guests, but a new owner must hold a Belize Tourism Board license before taking bookings.
If you’re a real estate investor who wants a property that’s already furnished and set up for guests instead of a renovation project, this is the type of property we help you find, vet, and buy across Belize. Below are the seven turnkey rentals listed now, followed by what “turnkey” should mean, how licensing works, and what to budget.
The 7 turnkey rentals listed now in Hopkins and Placencia
- Casa Del Sol beachfront villa, Placencia Village – US$1,995,000. Four en-suite bedrooms in an upper residence of about 2,200 sq ft, an infinity-edge saltwater pool and a detached one-bedroom studio cottage, a short walk from the Placencia Sidewalk. The listing says it has operated as a vacation rental for more than a decade.
- Permit to Play beachfront home, Surfside, Placencia Peninsula – US$1,295,000. Completed in 2024 on a 0.40-acre beachfront lot, with a two-bedroom owner’s residence, a separate one-bedroom guest apartment and a beachfront pool. Sold fully furnished and listed as an established turnkey vacation rental.
- ARH18 beachfront home with three rental cabanas, Placencia Village – US$850,000. An 87 x 135 ft titled beachfront lot with three guest cabanas offered turnkey, including furnishings, operating systems and marketing channels. The five-bedroom main house needs work and updates, so budget for renovation.
- Caribbean Shores Bed & Breakfast, Hopkins – US$800,000. Six air-conditioned guest rooms, a private owner’s apartment, a saltwater pool and a separate bar and restaurant building, between Jaguar Reef and Belizean Dreams resorts. The listing reports more than 15 years of operation.

Are there actually turnkey rentals in Hopkins and Placencia?
There are. Both villages sit on the Stann Creek coast and draw a steady stream of visitors. The Belize Tourism Board describes the Placencia Peninsula as 16 miles of sea and sand with numerous accommodations and restaurants, and it calls Hopkins the cultural centre of the Garifuna community. That visitor interest is why owners furnish homes, build out cabanas, and sell them with the rental business already running.
On our platform you’ll find beachfront villas with a booking history, homes that come furnished down to the linens, and multi-unit properties like the Caribbean Shores bed and breakfast in Hopkins. On the Placencia peninsula, listings range from a beachfront property with rental cabanas to a long-running beachfront villa rental. You can browse more on our turnkey rental homes page, and our Placencia property review covers the wider market.
What does “turnkey” mean on these listings?
Turnkey means the property is ready to operate, not ready to fix. For most of our Hopkins and Placencia turnkey listings that includes the furniture, kitchen equipment, beds, and basics a guest needs.
The stronger listings go further and come with what makes a rental work as a business:
- An existing booking calendar or repeat-guest list
- A furnished, photographed interior already used in marketing
- Pool, dock, or cabana improvements guests look for
- Established listings on the booking platforms a seller was using
Not every “furnished” home is a true turnkey rental, and that gap is where buyers lose money. A fully furnished Maya Beach home with a pool (US$698,000) may be a lovely house, but its listing describes no rental history, so you would still market it from scratch. A proven vacation rental, like the Casa Del Sol villa in Placencia Village, comes with a track record you can ask the seller to document. We tell you which one you’re looking at before you make an offer.
Can I buy one and rent to tourists immediately?
Not on closing day without planning. Owning is straightforward: the US State Department reports that foreign and local buyers can freely acquire private property in Belize, with no residency requirement, although foreign investments must be registered with the Central Bank of Belize. See our guide to Belize ownership rules for details.
Renting is regulated. The Belize Tourism Board says every type of tourist accommodation, from rooms and condos to cabanas and bed and breakfasts, must be registered with it before being advertised on Airbnb, Booking.com or similar sites, and the registration is held annually by the proprietor. Its hotel licensing page lists about 10 business days to vet a complete application, a pre-opening inspection, and the license being ready 3 business days after approval. Licensed operators collect a 9% accommodation tax from guests and pay it to the BTB. Operating without a license can bring a fine of up to BZ$10,000 (US$5,000), up to three years in prison, or both. Our guide to short-term rental permits walks through each step.
The other tricky part is the handoff: guest reservations, deposits, staff, and platform accounts all need to move cleanly from seller to buyer. We work that into the purchase so you’re not inheriting a surprise. If a property comes with bookings on the calendar, make sure those commitments and the deposits behind them are spelled out in writing before you close.
What do turnkey rentals in Hopkins and Placencia cost?
Prices vary widely by location, size, water frontage, and rental history. The seven listings above run from US$162,800 for a licensed studio condo in Hopkins to US$1,995,000 for a beachfront villa in Placencia Village. For context across all property types, our Q4 2026 market report found 443 active listings in Placencia with a median asking price of US$575,000, and 90 in Hopkins with a median of US$432,000, as of October 12, 2026. These are asking prices, not sale prices.
Asking prices change as inventory moves, so check each listing, or tell us your budget and target return and we’ll send you the properties that actually match. Beyond the purchase price, budget for closing costs, annual property tax, BTB licensing, and a management fee if you won’t be on the ground yourself. Ask sellers for documented income and expenses rather than projections, and read our resort investment examples for what to underwrite. A few sellers offer terms; see seller financing explained.
Why buy through Belize Real Estate MLS?
Because we built the one place where Belize listings sit together, instead of scattered across fifty agent websites that don’t talk to each other. Owner Grant Kenneth came to San Pedro in May 2011 after a decade in real estate and mortgages in California, and in 2014 he built Belize Real Estate MLS after watching buyers hop site to site trying to see what was for sale. Belize real estate looked like fifty separate islands pretending they were one country, and this platform pulled them onto one map.
That matters most for turnkey rentals, where the difference between a furnished house and a working rental is buried in details a single-agency site won’t show you side by side. About eight years later Grant rebuilt the platform and became an agent himself, so you get both the full inventory and someone who represents you through the offer, the booking handoff, and closing. Before you buy, review our due diligence guide and property titles guide.

Frequently asked questions
Can a foreign buyer own and rent out property in Belize?
Yes. The US State Department says foreign and local private entities can freely acquire property in Belize, with no residency requirement for private land ownership, though foreign investments must be registered with the Central Bank of Belize. To rent to tourists, the property and its proprietor must be registered and licensed by the Belize Tourism Board before it is advertised.
What’s the difference between “furnished” and “turnkey” in these listings?
A furnished home includes the furniture but may have no rental history, so you market it from scratch. A true turnkey rental comes ready to operate, often with booking history, repeat guests and active platform listings. We tell you which category a property falls into before you make an offer, because the price-to-income math is very different.
How much do turnkey rental properties in Hopkins and Placencia cost?
The seven turnkey rentals on our site on October 19, 2026 were priced from US$162,800 for a Hopkins studio condo to US$1,995,000 for a Placencia beachfront villa. Across all property types, our Q4 2026 market report found median asking prices of US$575,000 in Placencia and US$432,000 in Hopkins.
Does the tourism license transfer when I buy a vacation rental?
Do not assume it does. Under the Hotels and Tourist Accommodation Act, as quoted by the Belize Tourism Board, the premises and the proprietor must be registered annually and the license is obtained by the proprietor. Confirm with the BTB and your attorney how the license will move to you before you rely on existing bookings.
Do you only cover Hopkins and Placencia?
No. We’re based in San Pedro and list property across all of Belize, including condos, homes, land, resorts and commercial properties. This page focuses on Hopkins and Placencia because both are popular with visitors and many investors ask about turnkey rentals there.
